Why should I use a Realtor?
Using a Realtor can help you save time and money. Another benefit is they can provide more options because a Realtor has access to listings that may not be available to the public. They can send you a more customized list based on your wants which saves you time searching the internet and money by not having to drive around. When choosing a Realtor make sure that they have experience working with Section 8 tenants because the process is different from a regular renting process.

Why do I need a moving packet to go see properties?
Most property managers will not accept your application unless you have your Section 8 moving packet. However, if they do accept it, usually there is a 14 day hold. We never like to put our clients in a situation where they will lose their application fee and or holding deposit. And that's one of the reasons why we will not show you properties until you have the moving packet in your hand because there is a high risk of losing your application fee and or holding deposit if you are not ready to move within that time frame.
Do I need the full security deposit or will you split deposits?
Although we do work with some owners and property managers that split deposits, having the full security deposit gives you more homes to choose from and you have a better chance of finding the property with everything you want. Plus, it gives you a better chance of having your application approved.
Can I put a holding deposit on a property I like?
If you have your moving packet, yes. However, if you don't we recommend to wait because most owners/property managers will only hold the property for 14 days.
If I am moving from out of state, when can I contact you to see a property?
There is a lengthy process for porting a voucher from another state to Nevada. We recommend that you contact your local case worker to start the porting process. Contact us once you have a briefing date scheduled in Las Vegas. However, we will not show you properties until you are ready with your moving packet because there is a high risk of losing your application fee as well as the holding deposit if you cannot move within 14 to 30 days.
